Though in disrepair, the site offers clear opportunity. Its rich architectural character and distinctive features provide a strong foundation for renewal. Underutilised areas can be maximised and better integrated, supporting a new chapter as a connected, visible and purposeful destination.
The interplay of historic and newer fabric can be celebrated, creating a layered narrative that reflects the site’s continuing life.This project presents itself as an opportunity to restore the Princes Street Constitutional Club and Assembly Rooms as a place of renewed cultural significance.

The design incorporates thermal massing to regulate internal temperatures and naturally cool the dwelling during the summer months. Passive cross ventilation ensures consistent airflow, reducing reliance on mechanical systems.
A fabric-first approach has been adopted, with high levels of insulation and airtightness to maximise energy efficiency and deliver long-term energy savings.
